About the Development
Built between 1899 and 1901 by Sir William Pickles Hartley, founder of Hartley’s, The Jam Factory marked the expansion of the brand from its Lancashire origins to a national operation. The site, previously a tannery, sat within Bermondsey - then known as “London’s Larder” due to its concentration of food production along the River Thames. At the opening, Hartley stated that “Hartley’s makes only one quality - the best,” and within a few years the company had become the UK’s largest jam producer, prompting further extensions to the factory in 1908 and 1913. Jam production ceased in 1962, after which the building operated as a distribution depot before closing entirely in 1975 and remaining vacant until redevelopment began in 1999. The conversion, completed in 2003 by Ian Simpson Architects, transformed the former factory into a landmark warehouse development comprising over 200 residential units, including one, two and three-bedroom apartments, penthouses and live/work spaces. Three of the four buildings retain their original Victorian structure, with exposed brickwork, steel beams, columns and large warehouse windows, while the only significant contemporary intervention is a set-back, lightweight glass and metal penthouse addition to the roofline. The Jam Factory was one of the earliest major warehouse-to-residential conversions in SE1 and played a key role in the regeneration of Bermondsey and the southern section of Tower Bridge Road.
