The Factory, Nile Street, Shepherdess Walk, London N1

Named after Andy Warhol’s legendary New York studio, The Factory is one of East London’s most iconic warehouse conversions and a defining landmark of Shoreditch’s loft-living movement.

Originally constructed as an Edwardian print works and textiles warehouse, the building was transformed between 1998 and 1999 by The Manhattan Loft Corporation, pioneers of London’s industrial-to-residential design revolution. Among the first developments in the area to be sold as shell apartments, The Factory allowed buyers to create highly individual interiors - a concept that helped redefine urban living in N1.

Today, the development comprises approximately 50 loft apartments, including 13 rooftop penthouses, each uniquely configured and designed.

Architecture & Living Space

The Factory is a textbook example of industrial architecture reimagined for contemporary life. The original Edwardian structure retains its robust character, expressed through exposed brickwork, high ceilings and expansive warehouse-style windows that flood the interiors with natural light.

Apartments typically offer generous open-plan layouts of around 1,300 sq ft or more, with living areas that can extend up to 40 feet in length. Solid timber flooring, Crittall-style glazing and original loading doors reinforce the authentic loft aesthetic. Open-plan kitchens integrate seamlessly into the living areas, while extensive hallway storage provides practical functionality.

Because many homes were originally sold as shells, no two residences are alike. Bespoke joinery, reclaimed cabinetry, antique glazed doors, vintage fittings and statement freestanding baths are common features, blending industrial heritage with refined modern finishes.

Many apartments benefit from private balconies or decked terraces overlooking landscaped courtyards. Concierge services and underground parking (by separate arrangement) further enhance convenience.

Location: Between Angel & Shoreditch

Positioned just off City Road on Nile Street and moments from Shepherdess Walk, The Factory sits at the meeting point of Islington, Shoreditch, Hoxton and Clerkenwell. The setting offers the rare combination of a quiet residential street with immediate access to one of London’s most vibrant neighbourhoods.

A short walk leads to Regent's Canal, offering picturesque waterside walks and cycling routes. Shoreditch Park provides open green space, sports facilities and canal-side paths just minutes away.

Connectivity

Transport links are exceptional. Old Street station is approximately four to five minutes on foot, offering Northern Line and National Rail services. Angel station provides further Northern Line access, while Liverpool Street station is around ten minutes away, connecting to the Central and Elizabeth lines. The City is easily reached on foot or by bike.

Dining, Markets & Nightlife

The surrounding area is renowned for its culinary and cultural energy. Michelin-starred dining can be found at The Clove Club, while Brat is celebrated for its wood-fired Basque cuisine. Padella serves fresh handmade pasta, and The Blues Kitchen combines American BBQ with live music. Upper Street in Islington further expands the restaurant scene with an extensive selection of cafés, wine bars and neighbourhood bistros.

Cocktail destinations such as Nightjar and The Gibson contribute to Shoreditch’s dynamic nightlife, complemented by canal-side bars around City Road Basin and the creative atmosphere of Hoxton Square.

Weekend markets add further character to the area. Columbia Road Flower Market is famous for its vibrant Sunday displays, Old Spitalfields Market offers independent retail and street food, and Broadway Market is a popular Saturday destination.

Education

The location is also well positioned for higher education. City, University of London is within walking distance, University of the Arts London has multiple nearby campuses, and King's College London is easily accessible via the Northern Line.

A Landmark of London Loft Living

Widely regarded as one of the finest historic warehouse conversions in East London, The Factory represents the perfect blend of industrial heritage and modern urban luxury. Its scale, individuality and pioneering design ethos continue to distinguish it within the N1 property landscape.

Authentic warehouse architecture. Exceptional connectivity. Unmistakably Shoreditch.
